What are the check-in and check-out times?

Check-in is at 4:00 PM EST. If you need to check in earlier due to flights or weather, please reach out ahead of time and we can try to accommodate you.

Check-out is 10:00 AM EST.

Is there a cleaning fee?

Yes there is a cleaning fee.
The Barn’s cleaning fee is $140
The Main House cleaning fee is $290
The Entire Property cleaning fee $430

We have set these prices because even though we appreciate every party cleaning up after themselves, we perform a deep clean of the entire property, including laundry, garbage disposal, and resetting every room, so that every guest has an enjoyable time.

Do I need to bring my own linens and towels?

No, we have plenty of towels and linens for you. If you want to bring your own pillows or blankets, please feel free, but we provide everything you need during your stay.

Can I bring pets?

Yes, pets are permitted with a non-refundable fee of $130, but they must not be left unattended. You are welcome to bring a crate, as we do not supply them. Please be aware that any damage caused by your pets will incur an additional fee based on the extent of the repairs. We also request that you keep your pets off the furniture.

Is smoking allowed in the property?

No. There is absolutely no smoking allowed on the property. Please be respectful and do not smoke.

How do I access the property?

We will send you all of the necessary instructions on the morning of your visit; these details will be specific to the listing you have booked. Please be aware that if you have only booked one listing, there may potentially be other guests staying in the other property. For their privacy and your own, please be respectful and do not attempt to enter the other property.

What amenities are included?

Each listing has:

  • Full kitchen

  • At least one full bathroom

  • Bedrooms

  • Living rooms with TVs

  • Linens and towels

What is your cancellation policy?

You may cancel for free up until the day before your scheduled arrival. If your plans change, we appreciate you cancelling as far in advance as possible to give other guests a chance to book.

Is there parking available?

Yes, both listings have parking directly in front.

Wedding FAQs

Is the property available for wedding ceremonies or receptions?

Wedding ceremonies and receptions are welcome during the spring and fall months. Please note that we are unable to accommodate summer weddings because the owners utilize the property during those months. All requests are reviewed by the property managers and owners. Following this review, if the event is a good fit, we will schedule a consultation to discuss the details of your special day and outline our specific requirements.

*There is $5,000 additional booking fee for all weddings.

What is the maximum capacity for guests at a wedding?

We must limit the total number of guests to no more than 50. This restriction is necessary because the property is not large, offers very limited parking for bigger parties, and is primarily a private home. We are happy to allow weddings with the understanding that every guest will treat the property with care.

Are there any specific rules or restrictions for weddings
at the property?

We understand that you may wish to celebrate into the night. However, we have neighbors, even if they are not visible through the woods, and sound travels significantly. We require that all outdoor activities and noise levels be minimized after 10:00 PM.

We do not allow fireworks.

If you are planning on serving alcohol at your wedding, you will be required to purchase your own event insurance and provide us with proof of coverage.

We require a tent rental for all wedding receptions, as receptions are not permitted inside the house. Indoor activities must be limited to guests staying in the listings.

Please note: Our septic system cannot handle large events. Therefore, you will also be required to provide your own portable toilets (porta-potties) for the duration of the event.

Can we hire outside vendors for catering or decoration?

Yes, a wedding planner is required for all events. Please be aware that we do not supply or coordinate vendors, catering, or decorations, or provide assistance of any kind in planning or implementing your event. We recommend exploring the many excellent wedding planners and vendors available in Vermont. Proof of a hired wedding planner will be required.

Are there accommodations for wedding guests?

Yes, both the house and the barn offer accommodations for some of your guests. However, the property is not large enough to host all of your attendees, so please be sure to research local hotels, inns, and other Airbnbs for additional guest lodging.
